The new Sports Complex for the Real Club de Lima is conceived as a building of neighborhood scale with metropolitan ambition. Owing to the club’s strategic location within the city, the design, configuration and accessibility of its sports facilities and complementary services become key factors in enabling these spaces to be rented or allocated for top-level sporting events. Beyond expanding and diversifying the program, the project assumes the challenge of reorganizing and activating the rear sector of the club; a historically suboptimal area. Functionally, the building follows a strategic zoning that optimizes operation, facilitates construction and ensures long-term performance. The proposal is ordered into two clearly differentiated blocks: one dedicated to sports activities, and another to administrative and service functions. Beneath both blocks are located the car parks and pools, taking advantage of the existing excavation and the structural need to support the heaviest elements directly on the ground. Above this plinth sits the multipurpose court, slightly sunken to –1.50 m to improve views from the new boulevard and provide direct access from pedestrian level. Above it are arranged the smaller-capacity sports spaces, such as the volleyball and bocce courts.

Defining the urban edge along José Granda Street, the administrative building is distributed across four levels. The ground floor houses access areas, reception and changing rooms. The second level contains an open-plan administrative floor, with views towards both the street and the multipurpose court. The third level accommodates the cultural area, including workshops and library. Finally, the fourth floor contains the restaurant, which opens through terraces towards the street and the sports zone.

Given the complexity of the program, a clear and efficient circulation system was required with well-defined vertical cores that support daily movement as well as safe evacuation in case of emergency. In the administrative block, two main cores —one for general use and another for services— connect the car parks, offices and member services (library, workshops and restaurant), in addition to linking the building with the upper sports courts. In parallel, the sports block incorporates strategically located staircases along its perimeter, enabling independent and multiple accesses from various points of the club according to the requirements of each specific use.
